Why One Channel Was Never Going to Be Enough
Commercial property maintenance is a category where timing matters enormously. A facilities director who has just renewed their PPM contract won't switch for 12 months. A property manager whose current contractor just failed a safety inspection is actively looking, right now.
No single channel captures all of these moments. Outbound can reach the right person at the wrong time. Paid search captures intent but misses prospects who aren't yet actively searching. Content and inbound bring in leads who are already educated, but they need the traffic to start with.
The strategy we built for Space was designed to be present at every stage of the buying journey simultaneously.
Phase 1: Outbound, Reaching Cold Prospects with Compliance Triggers
The most effective outreach sequences we built for Space were tied to specific compliance events rather than generic capability pitches.
- EICR certification approaching: "Your electrical installation certificate may be due for renewal in the next 90 days. Space Property Maintenance handles [X] EICR assessments per month across London commercial properties, here's how we structure it to minimise disruption."
- Fire safety: Sequences timed around the anniversary of the Regulatory Reform (Fire Safety) Order, targeting properties that had recently changed ownership or tenancy.
- PPM contract renewal: LinkedIn outreach to facilities directors at the 10-month mark of typical annual contract cycles.
This approach worked because it started from the prospect's timeline, not ours.
Phase 2: Paid Advertising, Capturing Active Searchers
Google Ads campaigns targeted high-intent commercial property maintenance searches across Greater London:
- "commercial property maintenance London"
- "planned preventive maintenance contractor London"
- "EICR commercial property London"
- "facilities management services London"
LinkedIn campaigns targeted facilities directors and property managers at commercial property management firms with 20+ employees.
Both channels were conversion-optimised, landing pages were specific to each service area, with clear response time guarantees and service area maps to qualify leads before they made contact.
Phase 3: Compounding Growth
The power of this system became clear in years two and three. Outbound-generated clients referred new business. Organic search rankings improved as the site accumulated content and backlinks. Paid campaigns became more efficient as we built conversion data.
By the end of the three-year partnership, Space Property Maintenance had grown from £1.9M to £3.2M in annual revenue, a 68% increase, with a diversified, predictable new business pipeline replacing the referral dependency they started with.
